Homeowners use "pressure washing" for everything, but there are two genuinely different services, and using the wrong one damages the exact surfaces you are trying to protect.
Pressure washing: force
A pressure washer pushes water at 1,500–4,000 PSI. That force is the cleaning mechanism, and it is the right tool for hard, unpainted masonry:
- Concrete driveways and sidewalks
- Brick and dense pavers
- Stone patios and curbs
Done professionally, the machine is only half the story. A surface cleaner — the walk-behind attachment that looks like a floor buffer — keeps the spray height and pressure constant so concrete comes out one even color instead of striped. Stains get pre-treated with chemistry, because pressure alone drives oil and rust deeper.
Soft washing: chemistry
Soft washing applies a detergent solution at low pressure — under 500 PSI, gentler than most garden hose nozzles — lets it kill the algae, mold, and mildew, then rinses. The chemistry is the cleaning mechanism. It is the right method for:
- Stucco and painted surfaces
- Roofs — always, tile or shingle
- Screen enclosures and pool cages
- Vinyl fences and siding
- Wood
Because soft washing kills growth at the root instead of shearing it off the surface, results typically last three to five times longer than force alone.
Where it goes wrong
High pressure on the wrong surface cracks stucco, strips paint, tears screens, breaks tile glaze, and forces water behind walls — damage that costs far more than the wash. This is the most common mistake with rented machines, and it is why "my neighbor pressure washed his roof" stories end with a roofer''s invoice.
