Paver sealing in South Florida: when, why, and what happens if you skip it

Paver driveways and pool decks are standard in Palm Beach County — and Florida is the hardest climate in the country on them. Ultraviolet sun fades the pigment, daily summer rain washes sand out of the joints, and algae colonizes everything shaded. Sealing is what keeps a paver surface looking like it did the week it was installed.

What sealer actually does

A quality sealer soaks into the paver and does four jobs:

1. Locks the color against UV fading — the difference is obvious within one summer.
2. Hardens the joint sand so it survives downpours and pool splash instead of washing into the lawn.
3. Blocks stains — sunscreen, barbecue grease, leaf tannin, and irrigation rust wipe off a sealed paver and soak into an unsealed one.
4. Slows algae by closing the pores where growth starts.

Finish is a style choice: natural matte, a satin "damp" enhancement, or full wet-look gloss.

The schedule that works here

• New pavers: seal after installation once efflorescence has worked out — typically 30–90 days.
• Existing pavers: clean and seal, then re-seal every 2–3 years. Coastal and full-sun exposures sit at the short end.
• If water no longer beads on the surface and the color looks dry, you are past due.

Why the prep is the whole job

Sealing is unforgiving of shortcuts, and the shortcut is always the same: sealing too soon after cleaning. Trap moisture under a solvent sealer and it blooms into a white haze weeks later — the classic "my pavers turned cloudy" call. Fixing it means stripping the failed coat and starting over, which costs more than doing it right once.

Our process: deep clean with rust and algae pre-treatment, full drying time, joint re-sanding where needed, then the sealer suited to your paver and finish preference. Vehicles stay off for 24–48 hours.

Skipping it

Nothing fails immediately — the pavers just fade a shade every year, the joints empty, weeds and algae move into the gaps, and five years on, the "we should have sealed these" conversation costs a restoration instead of a maintenance visit.
